The Planning and Zoning Commission in Oswego has recently voted against a concept plan for a planned residential development comprising multiple units. Projades LLC from South Barrington is behind the Jade Estates of Oswego project, which involves building 66 duplex units on approximately 8 acres of land near Oswego in an unincorporated area of Kendall County. During the commission’s review, Chair Charlie Pajor expressed concerns about the density of the proposed development. The commission’s decision to reject the plan, along with a conditional approval recommendation from village staff, will now go to the Oswego Village Board for a final decision. The proposed site plan includes one entrance on Douglas Road, aligning with the Avanterra subdivision entrance, according to Oswego Village Planner Jeff Lind. While the development is in line with the village’s comprehensive plan and surrounding neighborhoods, staff raised issues about the lack of a second entrance and insufficient landscape buffer zones. Staff recommended approving the concept plan once these concerns are addressed. The Oswego Police Department and Fire Protection District are likely to request a second entrance, which could lead to a reduction in the number of units. Pajor suggested an emergency access gate instead of a full entrance on Douglas Road, while some commissioners objected to the proximity of a play area to a detention pond and road in the proposed development. This project is one of several concepts presented to the Planning and Zoning Commission, including the Diamond Point townhome development proposed in January 2023.
